Sell your house fast in North Tonawanda, NY
North Tonawanda is not Tonawanda. If your house sits north of the Erie Canal in the City of North Tonawanda, you’re in Niagara County, and your taxes, assessments, rental rules and court all run through North Tonawanda City Hall at 216 Payne Avenue, not through any Erie County office. Whether it’s a double you’ve rented out for years, a parent’s house you now have to settle, or a place with a tax bill that got away from you, we can make you a cash offer within 24 hours, usually by phone. North Tonawanda or Tonawanda: why the canal matters
Tonawanda Creek and the Erie Canal are the county line. Everything on the north bank is the City of North Tonawanda in Niagara County. On the south bank are the City of Tonawanda and the Town of Tonawanda, both in Erie County. The names match, but the governments don’t share anything a seller deals with.
- Taxes: North Tonawanda bills are collected by the City Clerk-Treasurer at 216 Payne Avenue, (716) 695-8575. Unpaid county taxes go to the Niagara County Treasurer, not Erie County.
- Assessments: the City Assessor at City Hall, (716) 695-8597.
- Deeds and estates: deeds are recorded with the Niagara County Clerk, (716) 439-7022, and estates go through the Niagara County Surrogate’s Court at 175 Hawley Street in Lockport.
- Evictions: North Tonawanda City Court, also at 216 Payne Avenue. The Erie County landlord-tenant setup doesn’t apply here.
The city itself dates to 1897, when the old Village of North Tonawanda became a city that took in Gratwick, Martinsville and Ironton. If your house is across the canal, our Tonawanda page covers the Town, Kenmore and the City of Tonawanda.
Three tax bills, one City Hall
A North Tonawanda homeowner gets three property tax bills a year. Niagara County’s 2024–25 tax report lists the North Tonawanda schedule this way:
- County tax: mailed February 1, due around March 1. Whatever is still unpaid on June 1 is returned to the Niagara County Treasurer.
- City tax: mailed April 1, due by April 30.
- School tax: mailed September 1, due September 30, for the North Tonawanda City School District, through the City’s school tax collector at the same number.
Unpaid city taxes don’t go to the County. North Tonawanda is an opt-out municipality under Article 11 of the state’s Real Property Tax Law and forecloses on its own tax liens under its local laws. In December 2024 the Niagara County Legislature approved an agreement with the City over the City’s in rem case in Niagara County Supreme Court (Index E184008/2024), which covered liens for 2014 and later years. Parcels the City takes are sold at auction; the 2025 sale ran online in May.
The Clerk-Treasurer’s page posts a Tax Search and Receipts form, and the Treasurer’s Office at (716) 695-8575 takes billing questions. Behind on more than one year? Back taxes on a North Tonawanda house start with the City Clerk-Treasurer, not the County.
The 40% assessment and the coming reassessment
The City’s 2026 tentative roll lists a uniform percent of value of 40.00. In plain terms, an assessment on a North Tonawanda tax bill is meant to be about 40% of what the house is worth, so a low number on your bill doesn’t mean the City thinks your house is worth that.
That is set to change. The Niagara Gazette reported on August 8, 2026 that the Common Council voted 4–1 to hire GAR Associates for $550,000 to reassess the whole city, last reassessed in 2009. Per the same report, final rolls are due July 1, 2028, with new values first used on city and school bills in September 2028 and on county bills in January 2029, and officials said the total levy wouldn’t change: roughly a third of owners would pay less, a third about the same and a third more.
If you’re deciding whether to hold or sell before then, nobody can tell you today which third your house will land in. Grievance Day in North Tonawanda is the fourth Tuesday in May, and forms are at the Assessor’s office starting in March. The Assessor’s office will also give you a free copy of your deed, which helps when a house was inherited and nobody can find the paperwork.
Rental registration, lead rules and North Tonawanda City Court
Chapter 51D rental registration
Every owner of rental property in the city has to register with the Building Department under City Code Chapter 51D (Code Enforcement, 216 Payne Avenue, (716) 692-2680). The City lists the yearly fee at $35 per unit for one to three units and $140 for four or more. An owner who lives in one side of a double still registers but pays no fee. An owner who doesn’t live in Niagara, Erie, Genesee or Orleans County has to name a local property manager. By registering, the owner consents to inspection by Code Enforcement, and the certificate lasts up to a year or until the property changes hands. The Common Council amended the registration section in January 2026, so check the current text with Code Enforcement.
The lead rental registry
Separately, the Niagara County Department of Health runs the state’s lead rental registry (Public Health Law §1377) for buildings with two or more units in the county’s cities that were built before 1980. A pre-1980 North Tonawanda double can fall under it. Each unit needs a lead clearance inspection every three years, and the County says registrations don’t transfer: a new owner has 30 days to register the change. The County started in two Niagara Falls zip codes. Call (716) 278-8480 to ask where your building stands.
When a tenant has to leave
Landlord-tenant cases in the city are heard in North Tonawanda City Court, 216 Payne Avenue, (716) 845-7240. Before a nonpayment case, state law calls for a 14-day written rent demand, and a landlord who won’t renew owes written notice of 30, 60 or 90 days, scaled to the length of the tenancy. North Tonawanda hasn’t adopted Good Cause Eviction as far as we can find: the City was not on the state’s opt-in list dated May 4, 2026.
We buy tenant-occupied houses, and we can help with the tenant side depending on the situation. More in selling a rental property with tenants.
The houses: prewar doubles and the 1950s build-out
North Tonawanda grew as a canal and lumber town, and its housing shows two eras. Census estimates (ACS 2020–2024) count about 14,700 homes in the city. Some 4,100 of them, close to 28%, were built in 1939 or earlier, and another 3,700 went up in the 1950s. The median home was built in 1955.
About 1,550 homes are in two-unit buildings, the up-and-down doubles that make the rental rules above matter to so many owners. The Census puts the median owner-occupied home value at $197,200, an average of owner estimates over five years and not a recent sale price.
If yours is one of the prewar doubles, the lead registry above may already reach it. We buy as-is, so nothing has to be fixed first. Take what you want and leave the rest; the cleanout cost is built into our offer.
The North Tonawanda market right now, and an honest take
Here’s what the open-market numbers show for North Tonawanda (zip 14120) in September 2026. Sales were up: 132 sales closed in September, compared with 116 a year earlier. Homes that sold spent about 10 days on the market, about the same as a year ago. About 1 in 4 homes for sale (23.9%) had a price cut, up from 22.1% a year ago. The median sale price was $300,000 over the three months ending September, up 13.2% from a year earlier. (Source: Redfin, 14120 housing market, September 2026.)
Honest take: those numbers come from houses that showed well, passed inspection and closed on a buyer’s mortgage. If yours is updated and you can wait for showings, an inspection and the buyer’s financing, listing will likely net you more, and we’ll tell you that on the first call. Price it too high in this market and it can sit. The longer it sits, the more buyers wonder what’s wrong with it. A cash sale makes sense when the house needs work, has tenants, is tied up in an estate, or you’re out of time.
Estates, foreclosure and title problems in North Tonawanda
For a North Tonawanda house, an estate is handled by the Niagara County Surrogate’s Court in Lockport, (716) 280-6460, and a mortgage foreclosure is filed in Niagara County Supreme Court. Back city taxes go to the City’s own in rem process described above.

-
2. Hear our offer
Cash offer within 24 hours, usually by phone.
-
3. Pick the closing date
No repairs and no open houses. We cover the standard closing costs.
Most closings take 14–30 days, or on your timeline. Close in as little as 5 days. Title problems? We can close in as little as 48–72 hours, because we don’t wait on title insurance.
When we’re not the right buyer
If your North Tonawanda house has a newer roof, a dry basement and kitchens buyers want, and you can wait for a buyer’s mortgage, an agent will likely net you more, and we’ll tell you that. Our offer makes sense for the double with tired units, the estate house nobody can deal with or the bill that’s already past due. Some houses we can’t buy, and we say so on the first call.
North Tonawanda sellers ask us
Is North Tonawanda part of the City of Tonawanda?
No. North Tonawanda is its own city in Niagara County. The City of Tonawanda is across the canal in Erie County, with its own City Hall, Treasurer and City Court.
My tax bill says the house is assessed far below what it’s worth. Is that a mistake?
Probably not. The City’s 2026 roll uses a uniform percent of value of 40.00, so assessments run at about 40% of value until the citywide reassessment lands on the 2028 roll.
Do I have to register my rental before I sell it?
Registration under Chapter 51D is a rule for renting, and the certificate ends when ownership changes. Ask Code Enforcement at (716) 692-2680 whether anything is open on your property. We buy rentals whether or not the paperwork is current.
The City says my house is on the tax foreclosure list. Can I still sell?
Possibly. It depends on where the City’s case stands. Call the Clerk-Treasurer at (716) 695-8575 for the amount owed and the City’s deadlines, then call us.
I moved away. Can I still sell my North Tonawanda house?
Yes. We usually make the offer by phone.
